HomeFigures is a free, independent resource for UK leaseholders. We build plain-English tools and guides that help flat owners make sense of service charges, leasehold rights and property costs — without needing a solicitor to translate.

Why we built this

There are around five million leasehold homes in England alone. Most of their owners pay annual service charges running into thousands of pounds — often with very little transparency about what they are paying for, whether the charges are reasonable, or what they can do if they are not.

The information and tools that exist to help leaseholders are scattered, often written in dense legal language, and frequently produced by organisations with a commercial interest in the outcome. We wanted to build something different: simple, genuinely useful tools that work for the person sitting at their kitchen table trying to work out if they are being overcharged.

HomeFigures started with a single service charge calculator and has grown into a broader resource covering leasehold rights, regional data and — in time — additional tools for lease extension estimates, ground rent analysis and more.

Our content is produced independently. No managing agent, freeholder or law firm pays to influence what we write or how our tools calculate results.

How our calculators work

Our service charge calculator estimates your expected annual charge by combining three inputs: your building's size and age, the services your building provides, and your proportionate share (your apportionment) of the total building costs.

We apply published industry benchmark costs for each service category — management fees, buildings insurance, communal cleaning, fire safety compliance and so on — adjusted for building age, which affects both the frequency and cost of maintenance. The result is a benchmark figure you can compare your actual charge against.

All calculations run in your browser using JavaScript. Nothing you enter is sent to our servers or stored anywhere. There is no account, no login and no data collection from the calculator itself.

Our calculators provide estimates based on typical costs. They are not professional valuations or legal determinations. Always verify your situation with a qualified leasehold solicitor or the Leasehold Advisory Service before taking action.

How we fund the site

HomeFigures is funded entirely through display advertising, served by Google AdSense. When you visit the site, advertisements appear in designated spaces around the content and tools. We receive a small payment when those ads are viewed or clicked.

We want to be completely transparent about this:

  • Advertisers do not influence our content, calculator methodology or editorial decisions in any way
  • We do not accept sponsored content, paid reviews or advertorial
  • We do not sell your personal data to any third party
  • We do not recommend specific solicitors, managing agents or property services in exchange for payment

Our editorial principles

Accuracy first

We cite legislation, data sources and official guidance throughout. Where figures are estimates or averages, we say so clearly.

Plain language

Leasehold law is complicated. We translate it into language that does not require a law degree to understand, without losing accuracy.

No commercial agenda

We do not have a product to sell you. Our only goal is to help leaseholders understand their situation and make informed decisions.

Kept up to date

Leasehold law is changing fast — the Leasehold and Freehold Reform Act 2024 is still being implemented. We update our content as rules change.
